The legal aspect of managing residential property is becoming an ever increasing responsibility. Sometimes your tenant has more legal rights than you do!! Understanding the market, the constantly changing Federal Fair Housing laws, tenants´ rights, mediating disputes and costly legal fees is better left handled by a qualified property Manager.

Professionally managing residential property successfully starts with proper marketing, careful screening and securing tenants, and collecting rents and securing funds. Market studies of competition and rental rates will assist with proper pricing and securing a qualified tenant. Good contracts are the key to a better tenant relationship. When the tenant understands exactly what is expected, this reduces the risk and liability, and keeps your property safe and maintenance free. Physical care and maintenance of the property involving timely inspections are a priority and can solve problems before they arise. Preventive maintenance will reduce costly repairs or damage to the property as a result of minor problems growing into major catastrophes. Management, planning and goal setting for first time buyers, or the experienced property investor are keys to the success of a better bottom line.

Property Management Service Plan A: One year contracts, 10%

Full Service Property Management - Pricing and placing the listing into the Multiple Listing Service as well as the Warm Springs Realty website and ads in the local newspaper. Screening the prospective applicant, obtaining a credit report, processing and verifying application information, followed by using a 3 to 1 ratio for proper qualification ensuring the rental payments will be timely. Preparing and executing a Rental Agreement, conducting the initial Property Inspection, collecting rent and security deposit funds initially and ongoing, providing monthly statements with approved invoices detailing the disbursement of rental income and expenses. Managing the physical care of the property by coordinating necessary repairs and as well as obtaining detailed issues and resolution options with outside contractors., and ensuring completion of the work prior to paying the invoices.

Property Management Service Plan B: Added Bill Pay 15%

For a fee of 15% Warm Springs Realty will provide all the services listed above and in addition pay other utility services as needed.

Property Management Service Plan C: Foreign Property Owners 25%

For a monthly fee of 25% Warm Springs Realty will prepare the property for rent on a short term basis 3 months or less.

One Time Property Management Plan: One Full s Months´ Rent as a Fee

A one time fee is charged for the placement, qualification, verification of application information, execution of a lease document, collection of initial funds for rent and security deposits. Following the Check-In and inspection of the property, the property is returned to the owner to manage for the duration of the rental agreement.

FULL SERVICE PROPERTY MANAGEMENT:

Local Newspaper Advertising
MLS Service to Brokers and Agents including New Home Track Agents who assist new home buyers with a place to live while their new home is under construction often for a period of 6 months to one year.

Extensive Tenant Screening
We will provide verification of credit worthiness, continued employment, proper income ratios, previous and current rental history, landlord relationships. We handle renewals and lease extensions as well as evictions, if necessary.

General Maintenance/Repairs
We will work with Home Warranty companies and licensed, bonded and insured vendors to ensure quality and less costly repairs as well as avoiding tenant rental deductions resulting in less quality provided.

Coordinate Utility Services
We will assist with the coordination of utility services to ensure property maintenance

Coordination/Management of Contractors and Vendors

Landscape, Pool, Pest Control, Housekeeping, General Cleaning

Warranty and Other Inspections
Keeping abreast of expiration dates of warranty, and builders contracts and/or establishing new ones

Accounting Services
We take care of the ongoing collection of rents, deposits, payments of repairs and/or any other authorized expenses and send a year end statement for your tax purposes.
